CGI Strategies plans 160-unit mixed-use development in Fairfax District

Woodland Hills-based developer CGI Strategies wants to build a 160-unit mixed-use complex in the Fairfax District near the Miracle Mile, city filings show.

Filed by CGI founder Gidi Cohen, the plans call for a 12-story building on South La Brea Avenue between Sixth Street and Wilshire Boulevard. The structure would contain 146 market rate apartments, 14 units reserved for very low income households, ground-floor retail, a “market food hall,” and a rooftop restaurant.

The property, which is comprised of 11 parcels and totals about 1.1 acres, would rise north of the upcoming Wilshire/La Brea metro station, Urbanize reported. CGI tapped the Santa Monica-based Killefer Flammang Architects to design the project.

The site is occupied by at least a handful of low-level retail structures, according to CoStar, the biggest of which, at 637-657 South La Brea, spans 20,800 square feet and houses a fabric store. Another storefront, at 635 South La Brea, is an auto repair shop.

CGI is also planning a 122-unit mixed-use development in Koreatown, on the corner of South Mariposa Avenue and West 3rd Street, The Real Deal reported in September, as well as a conversion of Hollywood’s historic Villa Carlotta into a boutique hotel. [Urbanize]Cathaleen Chen
