Sherman Oaks landlord plans 129-unit complex in West LA

Moss and Company, a Sherman Oaks-based property management firm, is planning to build a 129-unit apartment complex in West Los Angeles, city records show.

Its latest plan calls for a five-story residential building at 11460 W. Gateway Boulevard with more than 5,000 square feet of commercial space. The firm has requested a 35 percent increase in floor space and a height increase, according to documents filed Friday with the planning department.

Moss’ initial plans called for 63 studios, 60 one-bedroom apartments, and six two-bedroom units, Urbanize first reported. Of the 129 apartments, 15 would be set aside for very low-income households. The project would total about 88,000 square feet.

The site spans about an acre and is occupied by a dry cleaner, restaurant, auto shop, and parking lots. The commercial structures would be razed for the apartment building.

Nearby in Sawtelle Japantown, developer David Owen Taylor’s pair of detached three-story homes at 11320 and 11322 La Grange Avenue opened early last year. They are among more than a handful of multifamily projects to rise in the area in recent years.
